Choosing an agent to sell your home

One of the best ways of choosing an agent to sell your home is to get a referral from someone you trust. If you cannot get a referral, identify the major agents in the suburb where the property is situated and find out what their recent sales have been.

Select three to four licensed real estate agents and invite them each separately to inspect your property and provide a property valuation. They will usually give you a property appraisal, including an estimation of the price they believe it will sell for, based on previous sales of similar properties in that suburb. Ask the agent about the strategy they would use to sell your property (i.e. auction /private treaty), their range of services, commission rates and the cost of advertising.

Once you have gathered all your information on agents, you need to select an agent who you trust and who is easy to communicate with.

Tips: Don’t choose an agent just because he or she gives you the highest property valuation. Check the agent has a good reputation with clients and the real estate industry.
